Greenville occupies the southern third of Jersey City, stretching from the Hackensack River marshes to the Upper New York Bay. Originally an independent town until its 1873 annexation by Jersey City, Greenville developed as a working-class residential area with strong ties to the nearby rail yards and industrial waterfront. The neighborhood has one of the most diverse housing stocks in the city — from pre-war row houses and detached singles near Danforth Avenue to the gated townhomes of Society Hill and the luxury waterfront enclave of Port Liberte. Greenville remains one of Jersey City's most affordable areas, with median sale prices well below the city average, making it a focus for buyers priced out of Downtown and the Heights. New development is concentrated along the Bayfront, where large-scale mixed-use projects are reshaping the waterfront.
