History & Character

The Heights sits on a Palisades ridge 100+ feet above the Hudson waterfront, a geography that shaped its entire identity. Originally part of old Hudson City — an independent municipality that rivaled Jersey City in population before their 1870 merger — the neighborhood developed as a streetcar suburb for workers commuting to factories along the river and the Morris Canal below. The building stock tells this story clearly: rows of two-and-three-family frame houses from the 1880s–1920s line the cross streets, while Central Avenue and Summit Avenue became the commercial spines. Today, The Heights is in the middle of a significant transformation. Pre-war housing stock that sold for under $300K a decade ago now trades above $800K. New condo construction — especially along Palisade Avenue and near the Congress Street light rail station — is adding density, while the commercial corridors are seeing a wave of restaurants and specialty retail.
